Welcome to Houma Rental Office ("Company," "we," "our," or "us"). These Terms of Service ("Terms") and Privacy Policy ("Privacy Policy") govern your access to and use of our property rental application Property Works (the "App"). By using the App, you agree to both these Terms and our Privacy Policy.

PART I — TERMS OF SERVICE

1. Use of the App

The App is provided to tenants and authorized users for managing rental properties, leases, payments, and communications.

You agree to use the App only for lawful purposes and in accordance with these Terms.

2. User Accounts

To access certain features, you may be required to create an account.

You agree to:

• Provide accurate and complete information
• Maintain the confidentiality of your login credentials
• Notify us immediately of unauthorized use of your account

You are responsible for all activity under your account.

3. Payments

The App may allow you to make rent payments and other transactions.

• Payments are processed through third-party providers
• You agree to provide accurate payment information
• Late payments may be subject to fees per your lease agreement

We are not responsible for errors caused by third-party payment processors.

4. Lease Obligations

Use of the App does not replace or modify your lease agreement.

All tenants remain fully bound by the terms of their signed lease, including rent obligations, property rules, and legal responsibilities.

5. Maintenance Requests & Communications

The App may allow submission of maintenance requests and communication with property management.

You agree:

• Not to submit false or misleading information
• To use communication features respectfully and lawfully

6. Prohibited Conduct

You agree not to:

• Use the App for illegal purposes
• Attempt to gain unauthorized access to systems or data
• Interfere with the operation or security of the App
• Upload malicious code or harmful content

7. Intellectual Property

All content, features, and functionality of the App are owned by Houma Rental Office or its licensors and are protected by applicable laws.

You may not copy, modify, distribute, or exploit any part of the App without prior written consent.

8. Termination

We may suspend or terminate your access to the App at any time if you violate these Terms or engage in harmful behavior.

9. Disclaimer of Warranties

The App is provided "as is" and "as available" without warranties of any kind, either express or implied.

We do not guarantee:

• Continuous or error-free operation
• Accuracy or completeness of information

10. Limitation of Liability

To the fullest extent permitted by law, Houma Rental Office shall not be liable for:

• Indirect, incidental, or consequential damages
• Loss of data, revenue, or profits

11. Governing Law

These Terms shall be governed by and interpreted in accordance with the laws of the State of Louisiana, without regard to conflict of law principles.

12. Changes to Terms

We may update these Terms from time to time. Continued use of the App constitutes acceptance of the updated Terms.
